Affordable Regional Portfolio Manager is responsible for managing a group of assigned assets, enforcing FPI Management policies, and overseeing all asset operations to meet client expectations.
Duties Include:
- Ensuring compliance with Equal Housing Opportunity/Affirmative Fair Housing laws.
- Monitoring LIHTC and Section 8 policies.
- Monitoring LIHTC applications and annual recertifications.
- Ensuring regulatory and funding compliance, contract adherence, and reporting.
- Conducting file reviews, inspections, and interactions with regulatory agencies.
- Preparing annual operating budgets.
- Monitoring project budgets and marketing for financial status awareness and reporting recommended changes to the FPI Management Executive Committee.
- Completing monthly/quarterly Property Manager Checklists.
- Making rent and concession recommendations.
- Verifying property maintenance and form compliance (leases, resident certifications, invoices, forms, etc.).
- Assuring unit maintenance to FPI standards (turnovers, curb appeal, cleanliness).
- Reviewing vacancies, turnover rates, and monthly operating statements.
- Monitoring service requests for completion and resident satisfaction.
- Providing training and guidance to employees.
- Responding to resident, client, and vendor communications within 24 hours (weekdays).
- Participating in recruiting and hiring decisions for on-site positions.
- Ensuring all personnel meet training requirements.
- Evaluating employee performance, documenting communication and counseling, and providing updates to HR.
- Ensuring CD Annual Reviews and staff reviews are completed.
- Ensuring sites and Community Directors comply with FPI safety policies.
- Maintaining effective communication with clients and supervisors.
- Enforcing community rules and regulations and adhering to FPI Standard Operating Procedures.
- Complying with all Fair Housing Laws and FPI policies.
- Maintaining a professional image and adhering to FPI Management's Dress Code Policy.
- Complying with all training requirements (Grace Hill, safety meetings, etc.).
- Performing any other duties as directed by the supervisor.
Minimum Requirements:
- 3+ years experience with affordable housing programs (LIHTC, HUD, USDA-Rural Development, etc.).
- Affordable Housing Accreditation (or applicable designations).
- 2+ years experience in a similar leadership role in property management.
- High School diploma or equivalent.
- Relatable college degree preferred.
- Certifications/designations from accredited organizations (ARM, CAM, etc.) preferred.
- Valid Real Estate Salesperson License (state-dependent).
- Valid driver's license, good driving record, current insurance, and operable vehicle meeting FPI standards.
- Proficiency in spoken, written, and English reading.

Salary: $100,000 - $115,000 / Year
