Duties and Responsibilities:

1. Ensure compliance with all Equal Housing Opportunity/Affirmative Fair Housing laws.
2. Follow proper LIHTC and/or Section 8 policies and procedures.
3. Monitor LIHTC Application and Annual Recertification processes.
4. Ensure compliance with regulatory and funding requirements.
5. Conduct file reviews, physical inspections, and interact with regulatory agencies.
6. Prepare annual operating budgets and monitor project budgets.
7. Complete monthly/quarterly Property Manager Checklists on time.
8. Make rent and concession recommendations based on market conditions.
9. Verify properties maintain required forms, leases, and documents.
10. Assure all units are maintained to FPI standards.
11. Review vacancies and turnover rates.
12. Review financial reports to ensure budgetary control.
13. Monitor service requests for completion and resident satisfaction.
14. Maintain a professional appearance.
15. Provide training and guidance to employees.
16. Respond to Resident, Client, and Vendor communications within 24 hours.
17. Participate in recruiting and make sound hiring decisions.
18. Meet training requirements and ensure site employees meet their requirements.
19. Evaluate on-site personnel performance.
20. Ensure compliance with FPI Safety Policies and Procedures.
21. Maintain effective communication with Clients and Supervisors.
22. Enforce community rules, comply with Fair Housing Laws and FPI policies.
23. Perform functions as directed by the supervisor.

Minimum Requirements:

• Minimum of 3 years’ experience with affordable housing programs (LIHTC, HUD, USDA-Rural Development, etc.).
• Affordable Housing Accreditation (HCCP, HCP-E, COS, BOS, TCS, CPO, etc.).
• Minimum 2 years' experience in a similar leadership role in Property Management.
• High School diploma or equivalency; College degree preferred.
• Valid Real Estate Salesperson License (varies by state).
• Proficient in English.
