Assistant Community Manager - Contract Position - Onsite in Santa Cruz, CA
We are seeking an Assistant Community Manager to join our team. This is an onsite opportunity located in Santa Cruz, CA.

The Property Management team is responsible for operating and maintaining our communities, acting as relationship builders, and the heart and soul of the property. They work closely with residents, community partners, and colleagues, including the Resident Services team.
Job Responsibilities
You will report to the Community Manager and support daily operations, including:
- Fiscal management
- Compliance
- Facilities
- Risk management
- Resident relations
Specific responsibilities include:
- Scheduling income verification appointments
- Preparing and processing lease agreements
- Maintaining housing wait lists
- Assisting with re-certifications, welfare exemption documents, MOR, and TCAC reviews
- Issuing notices, scheduling vacancies, and preparing/monitoring turnover forms
- Assisting in collecting rents, security deposits, and petty cash
- Inspecting property, identifying maintenance/security issues
- Supporting working relationships with local law enforcement and emergency agencies
- Coordinating maintenance inspections
- Ensuring work orders are processed promptly
- Maintaining resident and property files
- Communicating emergency preparedness procedures and coordinating resident meetings
- Performing other duties as assigned
Skills/Requirements
- One year of residential property management, customer service, or administrative experience, or an equivalent combination of education and experience
- Proficiency using MS Office and/or RealPage
- Strong verbal and written communication skills
- Strong customer service skills
- Ability to work independently with minimal supervision
- Well-organized and detail-oriented
Pay Range: $19 - $24/hr
