Full-Time Construction Manager

We are looking for a Construction Manager to join our growing Real Estate team! In this role, you will have end-to-end responsibility for Real Estate and certain Network construction programs for all facilities within the Brightspeed Real Estate portfolio. The portfolio consists of 9M SF, and facility types within it typically include central offices, service/work centers, and garages in twenty states. You will coordinate and manage projects within various systems and be required to have production experience and strong skills in work plan development and progress tracking. You will also prepare and present updates regularly to relevant management channels. The primary focus is on the management of real estate projects from client and corporate analysis to project definition, implementation and closeout in a timely and budget conscious fashion. Within the program, project type and complexity varies by facility and driver (life cycle, Network growth, emergency, space consolidations, etc.), with the majority involving significant mechanical, electrical and plumbing (MEP) installations and modifications implemented within a mission critical environment. Most of these require significant cross-functional corporate business unit coordination as well as coordination of engineers, architects, and contractors.

• Utilize external engineering and design firms, Brightspeed internal groups, as well as your own experience and Brightspeed tools to develop and clarify project scopes, specifications, and objectives
• Ensure project requirements, scopes, and objectives align within systems including IQGeo and BMSe and ensure timelines and budgets are effectively managed from the beginning of the project to the closeout
• Coordinate internal and external resources, ensuring that projects remain within scope, schedule, and budget
• Travels as required for area of responsibility; maintains availability via cell phone and serves as 24x7 on-call point of contact on a rotating/periodic basis
• Analyze and report project progress and, when necessary, modify scope or timeline to achieve optimal results
• Develop and maintain project performance reporting tools that track overall project and program-level progress and achievement of milestones
• Work closely with Brightspeed Facility Managers to ensure systems data is accurate and updated and projects closed in a timely manner, including that all new equipment is added to the BMSE database and the equipment removed from the buildings are retired/removed from the database and IQGeo
• Work with Procurement and Real Estate Vendor Management in the onboarding and management of contractors to Brightspeed systems and resolution of contractor issues in IQGeo
• Assure appropriate design, work, and construction standards and requirements are met in all cycles of the project life cycle
• Report project risks and outcomes to appropriate managers and escalate issues according to project work plan
• Serve as point of communication between Real Estate and other teams as needed
• Other tasks as assigned by management

Qualifications and Skills:Proven leadership experience with the ability to observe and coach team members with all facets of the project management role including prioritization, budget development, schedule, contract management, life-cycle costing, pre-construction, conceptual engineering, efficient design, value engineering, scope development, estimating, site development, general construction means and methods, commissioning and project completionAbility to review, interpret, and understand construction drawings and plans/specifications and general architectural knowledge with the ability to understand and interpret building and safety codes while managing within corporate standardsProven background with contracted design and installation of building systems/components including primarily structural, mechanical, and electricalGood understanding of various corporate support functions (Legal, Procurement, Environmental, etc), and how to effectively and efficiently utilize those resources for successful program deliveryEducation and Experience Requirements:Degree in Engineering, Architecture, Construction Management, Project Management, Business, or related field with 5 or more years of building and building systems design and construction experience, including experience in mission critical environmentsIn lieu of a degree, an equivalent of 5+ years of relevant experience of related technical and/or managerial experience in the design and construction field, demonstrated abilities in project management, basic finance, cost accounting, and building design and construction projectsProfessional certification such as PMP (Project Management Professional)Five or more years of experience in project managementExperience in coordinating teams and clientsProven success in a corporate setting, working with all levels of managementStrong written, verbal, and presentation skills
