Contractor Maintenance Technician

Maintenance Technician - This is a contract position. This is an onsite opportunity located in Half Moon Bay, CA.

The Property Management team is responsible for operating and maintaining our beautiful communities, but beyond that, they are relationship builders and the heart and soul. Property Management works closely with our residents, our community partners, and their fellow colleagues, including close collaboration with our Resident Services team.

Job Responsibilities:

• Perform general maintenance, repairs, and custodial tasks across the property
• Prepare vacant units for re-occupancy within 3–6 days
• Assist with move-ins, move-outs, and inspections
• Conduct electrical, plumbing, carpentry, and painting work
• Maintain landscape and irrigation systems per contract standards
• Oversee inventory and storage of tools and supplies
• Ensure lighting, safety, and cleanliness of common areas
• Coordinate contractor work and help with bidding process
• Complete preventive maintenance and work orders
• Maintain accurate logs and reports
• Participate in on-call rotation for after-hours emergencies
• Provide guidance to the Maintenance Groundskeeper
• Follow all safety, Fair Housing, and company policies

Skills & Requirements:

• 3+ years of maintenance, landscaping, and irrigation experience (property management preferred)
• Electrical, plumbing, carpentry, and painting skills
• Basic computer proficiency
• Familiarity with OSHA safety regulations
• Ability to coach, train, and communicate effectively
• Bilingual: English and Spanish (written and verbal proficiency required)
• Ability to work indoors/outdoors in all weather
• Must respond to emergency calls after hours, weekends, or holidays
• Use of safety equipment and PPE required for certain tasks

Pay/Salary Range $23.58 - $29.48/hr
