Full-Time Regional Portfolio Manager

Regional Portfolio Manager is responsible for managing assets assigned by FPI Management. This includes enforcing company policies, procedures, and operations.

Responsibilities:

1. Prepare annual operating budgets for clients and properties.
2. Monitor project budgets and marketing; alert management of necessary changes.
3. Submit monthly/quarterly Property Manager Checklists.
4. Recommend rent and concession adjustments based on market conditions.
5. Verify all property documents (leases, resident certifications, invoices, etc.) meet client and lender requirements.
6. Maintain property standards (turnovers, curb appeal, cleanliness).
7. Review vacancies, availability, and turnover rates.
8. Review financial reports (operating statements, budgets, variances) to ensure budgetary control.
9. Monitor service requests for completion and resident satisfaction.
10. Maintain professional appearance.
11. Provide training and guidance to employees.
12. Respond to resident, client, and vendor inquiries within 24 hours.
13. Participate in recruiting and make sound hiring decisions.
14. Ensure all personnel meet training requirements.
15. Evaluate employee performance and document communication/counseling.
16. Ensure annual CD reviews are completed.
17. Ensure compliance with FPI safety policies and procedures.
18. Maintain positive communication with clients and supervisors.
19. Enforce community rules and regulations.
20. Comply with Fair Housing Laws.
21. Adhere to FPI Dress Code policy.
22. Maintain professional conduct.
23. Meet all training requirements (Grace Hill, Safety Meetings, etc.).
24. Perform any special projects as assigned.

Requirements:

• 2+ years experience in property management leadership.
• High school diploma or equivalent.
• College degree in a relevant field preferred.
• Certifications (ARM, CAM, etc.) preferred.
• Valid Real Estate Salesperson License (state-dependent).
• Valid driver's license, insurance, and operable vehicle.
• Proficient in English (speaking, reading, writing).
