Full-Time Regional Portfolio Manager

Regional Portfolio Manager is responsible for managing a group of assets assigned by FPI Management.

Responsibilities:

• Prepare annual operating budgets for clients and properties.
• Monitor project budgets and marketing to track financial status, alerting FPI Management of changes.
• Complete monthly/quarterly Property Manager Checklist.
• Recommend rent and concessions based on market conditions.
• Verify property adherence to forms, leases, resident certifications, invoices, and required documents/signs.
• Maintain units to FPI standards (turnover, curb appeal, decorating, cleanliness).
• Review vacancies, availability, and turnover rates.
• Review financial reports (operating statements, budgets, variances, check registers, delinquency reports) for budgetary control.
• Monitor service requests for completion and resident satisfaction.
• Maintain professional appearance.
• Provide training and guidance to employees.
• Respond to resident, client, and vendor inquiries within 24 hours.
• Participate in recruiting and hiring decisions for on-site positions.
• Ensure on-site and Community Director training completion.
• Evaluate on-site personnel performance and document communication/counseling.
• Ensure CD Annual Reviews and staff reviews are completed.
• Ensure compliance with FPI safety policies and procedures.
• Maintain positive communication with clients and supervisors to meet expectations.
• Enforce community rules and regulations.
• Comply with Fair Housing Laws.
• Adhere to FPI Dress Code Policy.
• Maintain professional conduct.
• Meet all training requirements.
• Perform other duties as directed.

Minimum Requirements:

• Minimum 2 years' experience in property management.
• High school diploma or equivalent.
• College degree preferred.
• Certification preferred (ARM, CAM, etc.).
• Valid Real Estate Salesperson License (state-dependent).
• Valid driver's license, good driving record, and insurance meeting state requirements.
• Operable vehicle meeting company standards.
• Proficient in English.
