Full-Time Regional Portfolio Manager

The Regional Portfolio Manager manages a group of assets assigned by FPI Management. This individual enforces FPI policies, procedures, and internal operations. They are accountable for all asset operations.

Key Responsibilities:

1. Prepare annual operating budgets for clients and properties.
2. Monitor project budgets and marketing; alert FPI Management Executive Committee of needed changes.
3. Complete monthly/quarterly Property Manager Checklists on time.
4. Recommend rent and concession changes based on market conditions.
5. Verify property forms, leases, documents, resident certifications, invoices, and required forms/posters/signs are in place.
6. Maintain units to FPI standards (turnovers, curb appeal, cleanliness).
7. Review vacancies, availability, and turnover rates.
8. Review operating statements, budget/variance reports, check registers, delinquency reports, and other financial reports.
9. Monitor service requests and resident satisfaction.
10. Maintain professional appearance.
11. Provide training and guidance to employees.
12. Respond to resident, client, and vendor calls/emails/texts within 24 hours (weekdays).
13. Participate in recruiting activities and make hiring decisions.
14. Ensure all staff meets training requirements.
15. Evaluate on-site personnel performance and document communications/counseling.
16. Ensure CD Annual Reviews and staff reviews are completed.
17. Ensure compliance with FPI Safety Policies.
18. Maintain positive communication with clients and supervisors.
19. Enforce community rules and regulations.
20. Comply with Fair Housing Laws.
21. Adhere to FPI Dress Code.
22. Communicate professionally with all stakeholders.
23. Meet all training requirements.
24. Perform other duties as assigned.

Minimum Requirements:

• 2+ years experience in similar leadership role in property management.
• High school diploma or equivalent.
• College degree or equivalent experience in property management preferred.
• Certifications (ARM, CAM, etc.) preferred.
• Valid Real Estate Salesperson License (state-dependent).
• Valid driver's license, good driving record, current insurance, and operable vehicle.
• Proficient in English.
