Job Details
Regional Portfolio Manager is responsible for managing assets assigned by FPI Management. This role enforces company policies and procedures, and is accountable for all operations of managed assets.
Duties include:
- Preparing annual operating budgets for clients and properties.
- Monitoring project budgets and marketing, alerting management of needed changes.
- Completing monthly/quarterly Property Manager Checklists.
- Making rent and concession recommendations.
- Verifying proper property documentation, including leases, resident certifications, invoices, forms, and signs.
- Maintaining units to FPI standards, including turnovers, curb appeal, and cleanliness.
- Reviewing vacancies, availability, and turnover rates.
- Analyzing monthly operating statements, budgets, variance reports, and other financial reports.
- Monitoring service requests for timeliness and resident satisfaction.
- Maintaining a professional appearance.
- Providing training and guidance to employees.
- Responding to resident, client, and vendor calls/emails/texts within 24 hours.
- Participating in recruiting and making sound hiring decisions.
- Ensuring all employees meet training requirements.
- Evaluating employee performance, documenting communication and counseling.
- Ensuring CD Annual Reviews are completed, and staff reviews are conducted.
- Ensuring compliance with FPI safety policies and procedures.
- Maintaining effective communication with clients and supervisors.
Additional Responsibilities:
- Enforcing community rules and regulations.
- Complying with Fair Housing Laws and FPI policies.
- Maintaining a professional image by adhering to the FPI Dress Code.
- Conducting professional communication with all stakeholders.
- Meeting all training requirements.
- Performing any functions as directed.
Minimum Requirements:
- Minimum 2 years' experience in a similar leadership role in property management.
- High school diploma or equivalent.
- Relatable college degree preferred.
- Preferred Certification/Designation (ARM, CAM, etc.).
- Valid Real Estate Salesperson License (state-dependent).
- Proficient in English (speaking, reading, writing).
