Coordination and Monitoring of Construction Projects: Coordinate and monitor procedures for efficient completion of construction projects and regional activities.
Key Internal Customers: Region construction manager, area construction managers, regional, divisional, home office staff, and owner operators.
Relationships:
- Work closely with Development Expeditor, Area and Regional Construction Managers, Real Estate Coordinator, Property Management Team, Field Office Finance Team, and GBS.
- Foster development approach within the region.
- Maintain relationships among regional staff, general contractors, suppliers, and franchisees.
Process and Cost Management:
- Prioritize workload based on timely work needed and project construction start dates.
- Monitor and update key Reinvestment Construction Coordinator responsible dates in Smartsheet.
- Maintain countdown to construction checklists to ensure all required tasks are completed and documentation is obtained.
- Create projects in PCA when needed.
- Set up projects in Milestone Tracker as needed.
- Create budgets for reinvestment projects based on project type.
- Ensure PCA budgets are updated prior to construction start with assistance from Area Construction Managers.
- Create service purchase orders, change orders, and purchase orders for goods.
- Assist area construction manager with receipting invoices.
- Update Location Manager with development characteristics.
- Update PCA questionnaire for all projects.
- Prepare bond/letter of credit requests as needed.
- Process legal clearance for needed projects.
- Generate and process general contractor bids, draws, and change orders.
- For GC draws, verify paperwork, obtain approval, process draw, and upload documentation.
- For GC change orders, ensure FWA forms are signed and amounts match.
- Produce GC master contracts/supplemental agreements and obtain signatures.
- Complete Estimated Cost at Completion Workbook and Form B Draft with Area Construction Manager.
- Ensure retainage release checklist is complete before releasing retainage.
- Perform closeout process on PCA projects within 150 days of completion.
- Review projects on Extension and No Activity reports with Development Expeditor.
- Prepare and route Extension and No Activity Reports for approval.
- Prepare paid invoice transfer forms as needed.
- Enter project start and completion dates in PCA for reinvestment remodel projects.
- Set up new suppliers in accounts payable system.
- Ensure master contracts for architects/engineers/suppliers are current.
- Send communication to GBS for “first day of no sales” for rebuilds.
- Assist with setup and training of new general contractors and suppliers.
- Ensure all required documentation is uploaded to project Smartsheet.
- Upload PCA cost reports (Cost Summary, Cost Recap, PO Summary) before ground break, draft, and closeout.
- Ensure ground break costs and approvals are uploaded to Smartsheet.
- Obtain Special Deal Letter from finance and attach to project in PCA.
- Coordinate/Plan for various meetings.
- Utilize technology tools (PCA, Smartsheet, XApps, BPM, DMS, Location Manager, DocuSign, FBI, and Rbis).
- Comply with McDonald’s Standards of Business Conduct.
- Understand development team's contribution to the plan to win.
- Thorough knowledge of McDonald’s audit requirements and ability to educate others.
