Full-Time Reinvestment Construction Coordinator Specialist

Job Summary: Coordinate and monitor construction project procedures for expedient completion. Key internal customers include regional construction managers, area managers, and home office staff.

Key Responsibilities:

• Work closely with Development Expeditor, Area/Regional Construction Managers, Real Estate Coordinator, and others.
• Prioritize workload based on project timelines.
• Monitor construction coordinator tasks in Smartsheet, maintaining checklists.
• Create projects in PCA, budgets, and service purchase orders.
• Assist Area Construction Managers with invoice receipting and budget updates in PCA.
• Update Location Manager with project characteristics and PCA questionnaires.
• Process bond/letter of credit requests and legal clearances.
• Generate and process general contractor bids, draws, and change orders. Verify paperwork, obtain approvals, and manage documentation in Smartsheet.
• Ensure Field Work Authorization (FWA) forms are properly signed for change orders.
• Prepare GC master contracts/supplemental agreements.
• Collaborate with Area Construction Managers on Estimated Cost at Completion Workbook and Form B.
• Verify retainage release checklist completeness and documentation upload to Smartsheet.
• Perform PCA project closeout within 150 days of completion.
• Review projects (Extension and No Activity reports) with Development Expeditor for viability and potential cancellation.
• Prepare paid invoice transfer forms.
• Enter project dates in PCA for reinvestment remodels.
• Set up new suppliers, maintain current master contracts for architects, engineers, and suppliers.
• Send communication to GBS for "first day of no sales" (rebuilds).
• Assist with new contractor/supplier setup and training.
• Ensure required documentation uploads to each project Smartsheet.
• Upload PCA cost reports (cost tracking) to Smartsheet (before ground break, draft, closeout).
• Obtain Special Deal Letters from finance and attach to projects in PCA (when needed).
• Coordinate meetings and utilize relevant technology tools (PCA, Smartsheet, XApps, etc.).
• Adhere to McDonald's Standards of Business Conduct.
• Understand development team contributions to the win plan.
• Ensure knowledge of McDonald's audit requirements and ability to educate others.
• Qualifications: High School Diploma/GED required; Bachelor's degree preferred.
• Experience: Previous construction industry experience (commercial, construction management or GC) and real estate development experience required.
• Skills: Proficiency in Microsoft Office Suite, Smartsheets, DocuSign.
