Regional Portfolio Manager is responsible for managing a group of assets. Enforce FPI Management policies and procedures. Accountable for all asset operations. Meet client expectations based on budgets and agreements.
- Prepare annual operating budgets for clients and properties.
- Monitor project budgets and marketing to track financial status and alert FPI Management of needed changes.
- Complete monthly/quarterly Property Manager Checklists.
- Make rent and concession recommendations based on market conditions.
- Ensure properties maintain required forms, leases, documents, and necessary forms/posters/signs.
- Maintain units to FPI standards (turnovers, curb appeal, cleanliness).
- Review vacancies, availability, and turnover rates.
- Review financial reports (operating statements, budget variances, etc.) to control budgets.
- Monitor service requests for completion and resident satisfaction.
- Maintain professional appearance.
- Provide training and guidance to employees.
- Respond to resident, client, and vendor calls/emails/texts within 24 hours (weekdays).
- Participate in recruiting and make sound hiring decisions.
- Meet training requirements for the PM position.
- Evaluate on-site personnel performance, document communications/counseling.
- Ensure CD Annual Reviews and staff reviews are completed.
- Ensure compliance with FPI Safety Policies and Procedures.
- Maintain positive communication with clients and supervisors.
- Enforce community rules and regulations.
- Comply with Fair Housing Laws and FPI policies.
- Adhere to FPI Management's Dress Code Policy.
- Maintain professional conduct with employees, residents, clients, vendors, and guests.
- Meet all training requirements (Grace Hill, Safety Meetings, etc.)
- Perform any duties as directed by supervisor.
Minimum Requirements:
- 2+ years experience in a similar leadership role in property management.
- High school diploma or equivalent.
- College degree or equivalent experience in property management preferred.
- Certifications (ARM, CAM, etc.) preferred.
- Valid Real Estate Salesperson License (state dependent).
- Valid driver's license, good driving record, insurance, and operable vehicle.
- Proficient in English (speaking, reading, writing).

Compensation: $100,000 - $110,000/year
