Maintenance Technician

The Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds.
Responsibilities include:
- Repairing flooring, drywall, and appliances
- Troubleshooting and repairing plumbing, electrical, safety and security systems (lighting, locks, smoke/CO2 alarms, etc.), and HVAC systems
- Painting (interior and exterior)
- Cleaning (sweeping, mopping, garden/yard upkeep, etc.)
- Conducting all duties in accordance with company policy and safety protocols
- Meeting Client expectations, operating capital budget, and management agreement
Pay: $23 - $24 / Hour
Duties and Responsibilities
- Client Relations: Carry out owner's philosophies and wishes to meet Client objectives and expectations.
- General Maintenance Overview: Adhere to maintenance program, preventative maintenance, grounds/curb appeal compliance, and periodic inspections.
- On-call/After Hours Response: Provide emergency services as outlined in the Employee Handbook and Maintenance Manual.
- Unit Turnover: Inspect and repair vacant apartments to ensure proper operating conditions and appearance, coordinate and assist with painting vacant apartments, change appliances as needed, and ensure timely completion of unit turnovers.
- General Maintenance Equipment and Systems: Repair and maintain community equipment, maintain maintenance shops and storage rooms, secure parts, supplies, and equipment, maintain inventory of parts within budget, wear required uniform and name badge during work hours, provide own small hand tools.
- Other: Enforce community rules and regulations, comply with Fair Housing Laws, maintain a professional image, and communicate professionally with all parties.
Qualifications
- Minimum Requirements: Minimum 1 year experience in a similar role, preferably within Residential Property Management, experience in hotel maintenance, facilities maintenance, or construction. High School diploma or equivalency certificate. Technical school and/or CAMT certification preferred.
- Valid Driver's License, good driving record, current motor vehicle insurance, and operable vehicle meeting company standards. Ability to wear a respirator, and comply with facial hair policy.
- Proficient in speaking, reading, and writing in English. Basic computer skills (email, internet).
- May be required to provide and maintain own tools.
