Full-Time Regional Maintenance Supervisor

This position assists with and oversees maintenance and Capital Improvement needs at FPIM managed sites.

Responsibilities include:

• Creating contract scopes
• Comprehensive bid analysis and recommendations
• Evaluating current and prospective maintenance employees
• Evaluating vendors and managing vendor timelines
• Providing on-site maintenance staff training
• Reporting property needs and deficiencies to the Portfolio Manager
• Developing, establishing, and monitoring Preventative Maintenance procedures
• Assisting with Capital Needs assessments (5yr, 10yr, 15yr plans)
• Accounting for/supervising Capital Improvement projects
• Working with General Contractor on new construction and rehab punch list inspections

Job Location: Federal Way, WA

Pay: $85,000 / Year

Duties and Responsibilities:

• Assisting in training and onboarding of new maintenance team members
• Providing daily and preventative maintenance programs
• Inspecting assigned properties quarterly (common areas, electrical rooms, maintenance areas, storage rooms, vacant units)
• Coordinating and completing maintenance inspections with agencies and lenders
• Coordinating and completing semi-annual and annual unit inspections
• Monitoring daily inspection reports
• Acting as secondary on-call maintenance resource
• Performing maintenance inspections on vacant apartments
• Inspecting, repairing, and maintaining equipment
• Inspecting maintenance shops and storage rooms
• Maintaining parts inventory
• Wearing provided uniform and name badge
• Providing hand tools (when applicable)
• Ensuring timely completion of duties
• Enforcing community rules and regulations
• Complying with Fair Housing Laws and FPI policies
• Communicating professionally
• Meeting training requirements
• Performing other tasks as directed

Minimum Requirements:

• 5+ years’ experience in a similar regional leadership role
• High School diploma or equivalency
• Industry certification preferred (CAMT, NAHMS, NAHMT)
• Respirator use and medical clearance required
• Proficient in English
• Proficient computer skills (MS Office, Google Apps)
