This position assists with and oversees maintenance and Capital Improvement needs at FPIM managed sites.
Responsibilities include:
- Creating contract scopes
- Comprehensive bid analysis and recommendations
- Evaluating current and prospective maintenance employees
- Evaluating vendors and managing vendor timelines
- Providing on-site maintenance staff training
- Reporting property needs and deficiencies to the Portfolio Manager
- Developing, establishing, and monitoring Preventative Maintenance procedures
- Assisting with Capital Needs assessments (5yr, 10yr, 15yr plans)
- Accounting for/supervising Capital Improvement projects
- Working with General Contractor on new construction and rehab punch list inspections

Job Location: Federal Way, WA
Pay: $85,000 / Year
Duties and Responsibilities:
- Assisting in training and onboarding of new maintenance team members
- Providing daily and preventative maintenance programs
- Inspecting assigned properties quarterly (common areas, electrical rooms, maintenance areas, storage rooms, vacant units)
- Coordinating and completing maintenance inspections with agencies and lenders
- Coordinating and completing semi-annual and annual unit inspections
- Monitoring daily inspection reports
- Acting as secondary on-call maintenance resource
- Performing maintenance inspections on vacant apartments
- Inspecting, repairing, and maintaining equipment
- Inspecting maintenance shops and storage rooms
- Maintaining parts inventory
- Wearing provided uniform and name badge
- Providing hand tools (when applicable)
- Ensuring timely completion of duties
- Enforcing community rules and regulations
- Complying with Fair Housing Laws and FPI policies
- Communicating professionally
- Meeting training requirements
- Performing other tasks as directed
Minimum Requirements:
- 5+ years’ experience in a similar regional leadership role
- High School diploma or equivalency
- Industry certification preferred (CAMT, NAHMS, NAHMT)
- Respirator use and medical clearance required
- Proficient in English
- Proficient computer skills (MS Office, Google Apps)
