Job Details
Regional Portfolio Manager is responsible for managing a group of assets, enforcing FPI Management policies, and meeting client expectations.
Duties & Responsibilities:
- Prepare annual operating budgets for submission to Clients.
- Monitor project budgets and marketing, alerting FPI Management of any necessary changes.
- Complete monthly/quarterly Property Manager Checklists on time.
- Make rent and concession recommendations based on market conditions.
- Verify property maintenance of forms, leases, documents, certifications, invoices, and required forms, posters, signs.
- Maintain units to FPI standards, including turnovers, curb appeal, and cleanliness.
- Review vacancies, availability, and turnover rates.
- Review financial reports, ensuring budgetary control.
- Monitor service requests for completion and resident satisfaction.
- Maintain a professional appearance.
- Provide training and guidance to employees for maximum productivity.
- Respond to resident, client, and vendor calls/emails/texts within 24 hours during the work week.
- Participate in recruiting and hiring decisions.
- Ensure all site employees meet training requirements.
- Evaluate on-site personnel performance, document communication and counseling, and provide to Human Resources.
- Ensure CD Annual Reviews and Community Director staff reviews are completed.
- Ensure compliance with FPI Safety Policies and Procedures.
- Maintain positive communication with clients and supervisors to meet client objectives.
- Enforce community rules and regulations and FPI Standard Operating Procedures.
- Comply with Fair Housing Laws and FPI policies.
- Adhere to the FPI Dress Code Policy.
- Communicate professionally with employees, residents, clients, vendors, and guests.
- Meet all training requirements (Grace Hill, Safety Meetings).
- Perform any functions as directed by the supervisor.
Minimum Requirements:
- 2+ years of experience in a similar leadership role in Property Management.
- High school diploma or equivalent.
- College degree in a related field (preferred).
- Certifications/designations from accredited organizations (preferred).
- Valid Real Estate Salesperson License (varies by state).
- Proficient in English (speaking, reading, writing).
